Top tips for renting your property over winter

Letting your property is a challenge at all times of the year, but it is particularly difficult over winter. As well as a potential decrease in tenant demand, cold weather also raises potential maintenance issues that you’ll need to keep on top of.

Here are our tips for attracting the best tenants during this winter period:
 

Use a reputable agent

Most estate agents will already have a large database of tenants looking for a rental property. This could be from people who have requested to view a property through the agent, or who are coming off a tenancy or house sale and are looking for somewhere to rent. Many agents will have also done basic pre qualification checks so will know who are the best tenants to put forward for your property.

Most estate agents will also offer expert property marketing including professional photography and will advertise in key places including property websites such as Zoopla and Rightmove as part of their service, saving you time and advertising fees.

Keep the property warm

If your property’s empty it may be tempting to keep the heating off and save money while you’re having to foot the bill. However, it’s important to keep the heat running at a consistent temperate. Not only will this prevent the pipes from freezing, it will also discourage mould from developing.

There is also nothing more off-putting to potential tenants than a cold home. As well as feeling unpleasant, it could also imply that something is wrong with the insultation or heating. A warm house will seem more welcoming and homelier, so make sure to turn the heating up before any viewings.
 

Ensure the place is well ventilated

It’s tempting in winter to try and block out the cold completely, keep the house warm and not open any windows until spring settles in, especially if you’re not frequently visiting the property. However, this won’t do your property any favours and could encourage the build-up of damp and mould. Make sure your properties windows are opened relatively regularly to encourage the circulation of fresh air.
 

Clean up any outdoor areas

Winter isn’t the easiest time of year to make your outdoor areas look impressive, as you can’t reply on pretty plants and flowers to make the area pop. The most important thing is just to make sure it stays neat, with the grass neatly cut and weeds pulled out.

There are also things beside plants that you can make your garden look more appealing. Garden accessories like lamps, benches and bird feeders can easily make your outdoor space seem more welcoming.
